Our approach to asset management focuses on three things: driving down costs, maximising returns and increasing value. This requires a real understanding of the detail of a building from the accounts to the day-to-day operational reality.

The process usually starts with a review of the tenants and the rent roll, an audit of the service charge accounts and landlord overheads as well as a physical survey of the building and its services by suitably qualified experts.

Once this has been completed we will compile a clear costed strategy to achieve the three core aims with estimated timeframes and regular reporting to monitor progress which takes into account our client’s plans for the building.

Once agreed, we will choose a project team and effectively manage individual contractors and stakeholders including property managers, building surveyors, lawyers, banks and tenants to ensure that the strategy is successfully delivered.

Halford & Coval House

We took on the management of these two multi-let office buildings in Chelmsford in 2016 with a number of vacant floors and tired communal areas. 18 months later we had let most of the vacant space and have overseen a programme of refurbishment to the common parts and improvements to the building’s M&E resulting in a significant uplift in yield and in the underlying building’s value.

Quayside Tower

Quayside Tower comprises of 120,000 sq ft multi-let office as well as retail units located on a prominent part of Broad Street in central Birmingham including prominent tenants such as Alstom, Terraquest and Regus. Brunsfield have overseen a programme of modernisation including the replacement of all four lifts and the ongoing refurbishment of the reception area. The works are expected to complete by the end of 2018.
